Abstract

Due to the city-planning pressure, product of the demand of urban housing and the economic pressure of the building activity, it becomes necessary to qualify lands that in previous opportunities were not attractive for diverse reasons, among them, legal, normative or technical limitations. Therefore, the optics to evaluate the projects must be reconsidered to qualify the viability of the lots. In this text some considerations are made on the matter and a case of a 70,000m2 lot located in the urban zone, south of the Valley of Aburrá is illustrated with serious obstacles to be developed due to geotechnical restrictions associated to high slopes and subsuperficial water presence. Also, it´s demonstrated how by the convergence of appropriate technologies from diverse disciplines, like mining, geology, geotechnology and architecture was managed to successfully qualify the lot for city-planning use.
